In a construction project, saving money and spending effectively starts right from the beginning when you buy your land till the end when you choose the wall paints and furniture. Keeping your construction organized is the key.
In this article, we have listed the areas where you would incur additional costs if you don’t pay attention to the plot features.
Check Zoning restrictions
While buying a plot you should know if it’s an agricultural land, (old paddy field), or if it lies in industrial zone. If it’s a paddy field, it incurs extra construction cost for your basement depending on the soil bearing capacity. It is very difficult to get consent from government authorities to build home in agricultural land or industrial zone.
Plot in a low-lying land
Water should drain well from the area which you wish to construct your home. If not, during rainy season soak pit of septic tank may face drainage problem; water may not drain easily from the septic tank and it may start to overflow. In such cases, even after toilet flush, the water may not drain from the commode.
Access to Site
If you choose a plot with no road to bring materials, total construction cost of the home will increase by 10% or more . At least a mini lorry should reach your plot.
Or if the approach road is very narrow like 10feet wide, a small vehicle might have to do multiple trips to shift materials. And it may block the road completely while loading and unloading of materials.
Electrical line
If there is no electric and water connection near your plot then you must apply for a fresh connection from the government, which is again expensive. It may incur few lakhs to get the connection upto your site. While your nearby plots in future, may not have to spend so much as lines are already laid.
Hardwater in bore well
If the ground water has high salt content, it will block the water supply lines, corrode plumbing fixtures and form deposits on bathroom walls and floor. Plumbing lines will become completely unusable in 15 years.
It might also have adverse health effects such as deposits in teeth and hair loss.
Water softener should be installed which will be an additional cost of Rs. 50,000/- & above

Consult an expert
It’s better to show the site to an Architect and seek his opinion before purchase. It is important to consider the orientation of the land too. If you believe in vaastu factors, choose a plot best as per Vaastu principles. We came across a situation where client decided to sell the land within months of purchase, as Vaasthu consultant didnt approve.
